    Pros: Reliable, adaptable, affordable, fantastic customer service, integration with other booking sites, lock keycodes, housekeeping management, etc.

    Cons: Navigating and implementing some of the features (such as coupons, gift certificates, etc) can be tricky and confusing at times.

    Overall: We began using this reservation management platform for our small resort on the advice of a business consultant many years ago and have been exceptionally happy with the decision!

    Pros: We started our boutique inn in 2015 and were in search of a reservation system that would be reliable and provide us with the options we needed to make our guests feel confident when booking with us. From the moment we contacted Innkeeper's Advantage we knew we had found a very special company. Their entire staff is very professional and incredibly knowledgeable. The reservation system is well thought out which makes it easy for our employees to learn how to make reservations and tackle any issue that may come up. Since becoming a customer, we have seen Innkeeper's Advantage add numerous upgrades that allow us to use the system to our best advantage. We have a unique inn and have requested a few custom tweaks to make things even easier on our side. Innkeeper's Advantage listened to our requests and came up with something to make it happen.

    Cons: It is very rare when evaluating a company that you not be able to name something you could suggest that would make your experience better. However, Innkeeper's Advantage is the exception to the rule and we simply cannot come up with any reason not to wholeheartedly endorse them.

    Overall: We could not be more satisfied and would recommend Innkeeper's Advantage to any innkeeper looking for a great reservation system!

    "Innkeeper's Advantage - don't run a BnB without it!"

    Pros: We have had a 6 year working relationship with Innkeeper's Advantage. There are only two of us, so having the reservation software in place has been a life saver. Our customers may book anytime day and night. When they do call in to book, the reservation process is quick and organized. There has never been a time when they have not been available to answer our questions, whether in person or by email. Very professional, which we appreciate daily!

    Cons: The only thing I cannot do is send out mass emails to my customers. But I use a separate program for that.

    Overall: We have had several calls by other companies to change what we are doing, no way! In 6 years we have never had extended down time nor have they been silent when we needed them. Kudos to the team!

    Pros: Working with Innkeeper's Advantage from the start has been a pleasure. The personal attention they provide makes you feel like you're their only customer - not just 1 in thousands. They listen - they help - they advise - they're direct/real - and the product is reliable and robust.

    I love the flexibility of the application and by that I mean that starting out, opening a new B&B was overwhelming enough. A reservation system that was overly complex would not have worked. I like that we started with the basics so get going and that there's more functionality that can be added as the comfort and need set in.

    It's a system that is designed to work with you and how you work. You don't have to change your ways in order to use the system.

    The pricing of the system is reasonable and appropriate for a high quality system.

    Cons: It's somewhat limited to which merchant processing systems it works with. The options available are fine and as we didn't have one coming into this, it wasn't a problem to select one of the ones they work with. It might not be the case if you are moving from one system to Innkeeper's Advantage.

    Overall: As stated in the title, we've been a customer for 5 years and continue to be happy with Innkeeper's Advantage. We are planning to enable some of the additional add-on features this year and eager to get even more use out of the system.

    It's a great system for us and we are very happy with our decision to use Innkeeper's Advantage Book-It Now and also to work with the great team of people there.

    Pros: The price is very reasonable. They provide great customer service and training. When we needed assistance, there was a quick turnaround time for answering questions and addressing issues. The application is user-friendly and has many resources that facilitates navigation and support to the business. The integration with other booking platforms are easy and extremely helpful to manage the calendar, reservations and revenue.

    Cons: We have nothing else to add. This is a great service.

    Overall: We have been using Innkeepers Advantage for almost 5 years. Their service, application, and customer support are great. Our business has grown about 50% in the last couple years with the ability to manage the calendar and reservations using different channels like Airbnb and VRBO. The reports are very useful to help manage the revenue and taxes. Overall, excellent tool for a small Inn or boutique hotel. We highly recommend this service.

    Pros: We are on our 3rd year working with Innkeepers Advantage and Book-it-Now. We have been very satisfied with all aspects, from set up to date to day operations. When I’ve had questions, I always receive a prompt reply. We have never had any down time or system issues.

    Cons: The only thing I would like is a phone application

    Overall: A very good product! Our previous provider closed and we were stuck, not knowing what to do. Innkeepers Advantage to the rescue! Our calendar is always up to date and interfaces well with our other online advertising sites.

    "Innkeepers Advantage a Winner"

    Pros: Innkeepers Advantage is an awesome software package for a Bed & Breakfast and/or small resort. They have a very professional staff and go the extra mile during setup and beyond. Customer support is awesome, always there to help and answer your questions, personally with familiar staff, no 800 number or call center. It also works nicely with Booking.com and others, integrating into your reservation calendar.

    Cons: Truthfully nothing negative. Maybe the only thing is having to train new employees on the system, but they will do that for you too. Anytime I have had an issue or problem which is rare they have come to the rescue and fixed it immediately. No middle man which is nice.

    Overall: Overall it has been an excellent experience working with Innkeepers. I did my homework and researched several others and chose them and have not been disappointed. Rose and Cindy are amazing and always go the extra mile, in the beginning, and 5 years later. There are many out there to choose from, but I am glad I chose them. Nothing but positive!

    "A B & B "Must Have" software package!"

    Pros: Guests like the reservation system because they can easily make a reservation and see the guest rooms as well as facts about the inn and local area. The design is beautiful.
    As innkeepers, we manage everything using this system. We can edit the settings as needed. The reports package is so helpful for operations and taxes, plus the analytics provides us insight as to where we might target our marketing or extend our outreach.

    Cons: We sometimes have difficulty changing the rates or adding new discounts. It is not as intuitive in that area as we would like.
    There are more services that we have not taken advantage of, since we are fairly new and trying to keep costs down.
    We find it difficult to use on mobile devices to check guests in. It could be our device or browser though, We are going to ask for more information on that.

    Overall: We love our Innkeeper's Advantage software. It is used several times daily to manage Riverside B & B's business. The staff are wonderful to deal with. Cindy, Rose, and Matt are helpful and patient.

    Pros: How easy it was to use, even for a couple of old and not too tech savvy users. Had to make a couple of calls for some advice but Rose and Cindy talked us through everything and took the time to explain it all.

    Cons: Nothing. The entire system is pretty self explanatory and the support team is a pleasure to deal with when We get stuck.

    Overall: Our experience has been wonderful and Rose and Cindy make it easy along with a couple of laughs too.

    Pros: Automated so many of our processes; makes reporting a snap! Customer service is terrific. Anytime we have a question, we get an answer the same day.

    Cons: I would love to pay less, but it is reasonably priced.

    Pros: Rose and Cindy respond quickly to questions and are knowledgeable, friendly, and helpful. The program is easy to learn and manage, with many customizable features.
    Guests have commented how easy it was to reserve our four bed and breakfast rooms. Reserving a room, check-in and check-out are seamless both for the innkeeper and the guest.

    Cons: I would like to be able to fully utilize this program for our venue space, so that I could view all the activity on the property on one calendar, with details available in the same program.

    Overall: We've had Innkeepers Advantage for many years and continue to be happy with their services and products. The program has reporting features for arrivals, housekeeping, and departures. It's very user-friendly. Rose and Cindy are helpful and quick with providing solutions or answers if you're trying to figure out new methods.

    Pros: From the very beginning, the folks at Innkeepers' Advantage have had my back. We are a very small Inn, and while I have experience in hospitality and feel I can create a great experience for our guests, what I lack are skills in marketing, communications, and all the technical aspects of creating and maintaining an efficient website and reservation system. Whenever I get into a jam, someone is there at Innkeepers' Advantage to teach and help.

    Cons: I cannot think of a thing. Whenever I think that something is not working correctly, I find that it is my own issue, not the software.

    Overall: They helped me create and maintain a professional online presence in order to attract more guests to our inn.

    Pros: I like Everything about Innkeepers Advantage. The Customer Service is excellent! The staff is very knowledgeable, friendly, and easy to work with. The system is Easy for guests to use. I like that guests can book more than one room at a time. The company continues to add new options to their system. They listen to our needs and implement upgrades that help make our jobs easier and more efficient.
    All the way around an excellent company!

    Cons: There are not any cons, that I can think of. The company is excellent all the way around.

    Pros: Software is easy to use for both myself and my employees. The best feature is that if there is a problem, they address it immediately.

    Cons: I really have 0 complaints about the software. Additionally if a suggestion on improvement is made, it is followed up and if possible enacted.

    Overall: I would buy into this again. It has worked well for my inn, my employees etc. Lots of great features.

    Pros: The Price is great. Support has been fantastic over the years. Quick and accurate responses. The simplicity of use was also key for my users.

    Cons: Some of the setup areas of the software could use some simplification.
    The ability for an administrator to book over a blocked room without unblocking it would be good.

    Overall: This had the features we were all looking for. The drag and drop ability was key. We have many different room types and to be able to set the system up like that was perfect.

    Pros: What I like most about this Innkeepers Advantage is it is owned and operated by the people who created it. Cindy and Felix are hands-on every day. Anything I have asked for or needed help with is immediately answered by their team or personally by them. The service is outstanding!
    Secondly, they take calls and answer everything. If there is a glitch it is fixed immediately. I have used two previous companies prior to Innkeepers Advantage and I am never leaving!!

    Cons: It’s a little expensive because I’m laying in Canadian dollars so it’s 35% more

    Overall: I am very delighted and happy with this company. I am so glad to do business with them! I wish them continued success!

    Pros: Love the fact that each user has their own identifying code. Love the ability to change add-ons and edit emails easily

    Cons: Takes a bit to get used to the system, but that seems like a me issue :)

The software has the ability to do many tasks which customers can add as needed. I love the text messaging system, the smart lock system, and the customer payment capabilities. It is an easy system to teach to other employees and use anywhere - so I can make reservations out of the office on my smartphone or I can charge my customers as I work from home. I couldn't be happier with my website design and build, and the best part is I can update my website at any time by logging into the system. I truly feel like Innkeeper's Advantage is part of my team.

    Cons: There have been two times when locks didn't get updated for early check-ins and caused a glitch. However, Innkeeper's Advantage teaches you to have backup measures in case technology fails us - which sometimes it does. My only con is really not a con because I have a backup system thanks to Innkeeper's Advantage always thinking a few steps ahead.

    Overall: I cannot say enough good things about Innkeeper's Advantage. They have excellent customer service, they roll out regular updates based on customer feedback, they have the ability to customize features, and their menu of services gives me the ability to run my business with efficiency and confidence. I know they want to see me succeed, and I know they are truly invested in making a difference for their customers and the lodging industry. I trust that Innkeeper's Advantage is looking for the next big thing in small-business lodging, and I know they will be ready to create new technology to fit the industry as it changes.
